LISTING A PRICE

Setting a reasonable listing price is one of the most important aspects in the entire home selling process.  If you list too high, you might not get any offers and it can take you a while to sell your home.  Alternatively, if you price too low, you might be missing out on a greater return on your investment.

 When determining the listing price, you will rely on your realtor to conduct a comparative market analysis of the most recent activity in your area. Together, we will discuss updates that may make your home’s value higher than some local comparable sales. We will explore a range of pricing and determine the best listing price for your upcoming sale.

They need to fall in love the minute they walk through the door! Homes that are properly staged tend to sell more quickly and at higher prices. 


HOME STAGING TIPS 

  • Be sure to put away any personal photographs, memorabilia, and artifacts as it will look like clutter to a potential buyer. You can replace personal photos with neutral wall art. 
  • Declutter and organize: Remove excess furniture, knick-knacks, and unnecessary items to create a clean, spacious and uncluttered environment. 
  • Neutralize the color palette: Use neutral colors on walls and furniture to create a blank canvas that appeals to a wide range of buyers. This can help create a calm and welcoming atmosphere.
  • Deep clean and make necessary repairs: Sellers should thoroughly clean their home, including carpets, windows and appliances. You should also address any minor repairs or maintenance issues such as leaky faucets, broken light fixtures, chipped paint, etc.
  • Don't forget to create curb appeal! Pull weeds, trim or remove trees, plant colorful flowers, power wash siding and hardscape, remove any trash or debris, seal or repair driveway if necessary, place a new doormat and consider repainting your front door.
